Finance or purchase - your choice - this beautiful 10-unit near RPI

This lovely 10 unit is comprised of a 5 unit townhouse, a 4 unit townhouse, and a carriage house(1 unit).
Over the last year and a half, it has been meticulously brought to a very high level of operational efficiency.
This photo was taken from townhouse 2 on the date of purchase- prior to any rehab taking place:

By the way- if these photos scare you(and they should!)- click the below link to see the rehabbed building:

It is pretty evident that the house has good bones, but needs some attention.

Here's a shot of the carriage house on purchase day- yes, that's what black mold looks like!

Yes- a kitchen that's older than I am. Should I fix this place up, or burn it down?

Notice the decorative fireplace to the right?
Of course there's more, unfortunately- the first townhouse was a true disaster:

After two months- all of the above was a distant memory. The apartments were all cleaned and scrubbed thoroughly, the carpets removed and replaced with hardwood floors, EVERYTHING that wasn't moving was painted or made to gleam, the wood oiled, the windows replaced with double-pane to lower the heating bills, the toilets with low flow water savers to keep down the water bill, the lights with compact fluorescents to lower the energy bill, the faucets with water saving faucets, the shower heads with water savers. And no more space heaters! Replaced with modern forced air.
